Bass Pro Phase II and Major Expansion Renamed  “Riverside Landing,” Becoming State’s Largest New Retail Development

Celebrating the fifth anniversary of Bass Pro Shop’s opening in Denham Springs has given the Livingston Parish economy more than cake and candles. The latest news is the Bass Pro Shops Development’s Comprehensive Master Plan includes expanding to encompass 150 acres of new retail space and job opportunities, proving the location worthy of a new name “Riverside Landing.”  Once completed, 1.2 million square feet will top the state’s retail development’s list.

As announced by Joe Moore, Division Director of Re/Max First Commercial of Baton Rouge, the newly branded “Riverside Landing” has partnered with local landowners and developers to provide the best possible experience to attract more tourists and shoppers, adding to the over 2.5 million shoppers annually coming to Bass Pro.

Moore states that “Several new stores are planned for a Bass Pro’s Phase II, which now has an identifiable name and brand beyond one store as Riverside Landing. The new name was chosen in keeping with the property’s common themes of retail and outdoor shopping near the banks of the Amite River.”

A ground breaking ceremony is planned for Tuesday, July 30, 2013 at 9:30a.m. for two sites: The Shoppes at Riverside Landing and Cavender’s Western Outfitters. All Livingston Parish Council Members, City Council Members, Mayors, and state elected officials, Livingston Parish Chamber members and the public are invited to attend.

Riverside Landing is the fulfillment of E. Jacob Construction owner and developer Jacob Fa-Kouri’s original vision for the Bass Pro site when he purchased the property 10 years ago in 2003. With the opening of the largest Sam’s Club in the state in July of 2012, just one year ago, retail sales for Phase I increased by 110% and sales this past December were up by 148% over the previous year sales.

E. Jacob Fa-Kouri Construction was named 2012 Business of the Year for Small Business by the Livingston Chamber of Commerce for his contribution to the parish’s economy.

 

Last month the Parish of Livingston approved an ordinance to create for the developer a 16 acre Economic Development known as, Riverside Landing Economic Development District. Livingston Parish is still one of the fastest growing parishes in the state and the demographics for consumers with disposable income is what attracted Bass Pro and Sam’s Club to this key site.  Traffic counts 87,000 vehicles per day on I-12, and 49,000 on Range Avenue making the Riverside Landing location is the best location for retail expansion with the 2 major Super Anchors already in place.

As evidence of the attraction by national retailers and continuing potential of the Livingston site, the first new neighbors to open will be Cavender’s Western Outfitters. Cavender’s plans to open the second largest its 54 stores nationwide located directly across from Sam’s Clubs on Bass Pro Boulevard.  Construction has begun and progressing ahead of schedule and open by mid-November of this year.

Cavender’s new 18,000 square foot retail center is directly across from Sam’s. Texas is home to the corporate headquarters, operating under the motto, “We don’t sell it, we live it!” according to Terry Cooper, Marketing Director, referring to the Cavender family’s five working ranches in Texas. Their ranches and stores are 100% family owned and completely debt free with an excellent reputation in the retail industry. Their stores carry a full line boots, western wear, work clothes, women’s and men’s western style clothing, jewelry, accessories and home décor. They also have a tremendous internet presence and online shopping business.

The 16 acre site across from Sam’s Club and next to the new Cavender’s store will be named, “The Shoppes at Riverside Landing”. Developer, Brent Bueche of Baton Rouge architectural firm BBI, has plans to grow the site to 175,000 square feet of lifestyle retail shops.

The first stage will begin construction in the Fall of 2013 with the addition of 80,000 square feet of retail shops with plans to bring major new women’s clothing, accessories, household goods and electronic store that are lacking in the area and frequently requested by local citizens.

Moore is understandably enthusiastic, announcing two additional new retail developments encompassing 55 more acres of retail development during the Phase II expansion on the south side of Bass Pro Boulevard.

As if that were not enough good news, the larger new retail site at Range Avenue and Bass Pro Boulevard is the site for planned construction of another 300,000 square feet of retail.  A new developer to the area, D’Argent Properties is actively working to secure two more anchor department stores that will round out the development, making it a unique by featuring water as a theme and is much in keeping with the new name of Riverside Landing.

“Retail opportunities like this on the major I-10/I-12 corridor don’t come along very often,” Moore stated.

“Bass Pro and Sam’s Club recognized this and their vision is making it possible to leverage their success with the commitments already made by Denham Springs and Livingston Parish with the TIFF investments of infrastructure, roads, utilities and incentives to make a second, even more exciting development possible,” said Moore.

Bass Pro Shops which was completed in 2007, just celebrated its fifth anniversary in 2013. Now one of the most frequented shopping and tourism sites along the I-12 Corridor, Bass Pro Shops had over 2.5 million shoppers pass thru in 2012.  With the opening of Sam’s Club in 2012, the number of shoppers and the attraction of even more national retailers are inevitable.
